About roof replacement

A new roof is one of the biggest checks you'll write, and the job should go smoothly: steady communication, a project manager who shows up, and the colors you picked going on the roof.

We built our process around that. It starts with a satellite measurement of your roof, so you get a written proposal fast instead of waiting weeks for someone to come back with a tape. Every material, brand and color goes on the contract in writing.

On install day the crew arrives early, tarps your landscaping, strips the roof down to the decking and rebuilds it layer by layer. Most residential roofs are finished in one day. You get progress photos on your phone while it happens.

Owens Corning Duration is our go-to shingle, and we install other brands too, like GAF Timberline HDZ when an HOA requires it. We replace flat roofs too. Every replacement carries our 10-year workmanship warranty plus a lifetime limited material warranty, and we register the manufacturer warranty in your name.

What happens if there's rotten wood under the old roof

Nobody can see the decking until the old roof comes off. That is the one honest exception to the contract price, and we deal with it before you sign: the per-sheet rate for replacing rotten decking is written into the contract, typically $85 to $125 per 4x8 sheet depending on current lumber pricing.

You see a photo of every sheet we replace, and you pay for the actual count. If the decking is sound, the contract price is the price.

Roof Replacement

Signs it's time to replace

  • Leaks in more than one place

One leak at a vent is usually a repair. Leaks in several different areas of the roof point to a roof that is wearing out everywhere.

  • Granules in the gutters

Large amounts of shingle granules in your gutters, along with bald spots on the shingles, mean the surface that protects the roof is going.

  • Curling or cupping across whole sections

A few lifted tabs can be fixed. Corners curling across entire slopes cannot.

  • Soft decking

If the roof feels soft underfoot, water has likely been getting into the wood for a while.

  • An old 3-tab roof

A roof that is twenty-plus years old and installed with 3-tab shingles is usually past the point where repairs make sense.

  • Repeat repairs in the same spot

Three or more repairs in the same area over a short stretch tell you the problem is bigger than the patch.

Step by step

How our replacements go

The same home with new decking going down across the roof
  1. Inspection and satellite measurement

We inspect the roof and attic and measure every facet by satellite. You get a written proposal with materials, colors and warranty terms spelled out, good for 30 days.

  2. Contract, permits and a named project manager

You get one project manager by name and their direct number. We pull the permits your municipality requires, and the per-sheet price for any rotten decking is written in before you sign.

  3. Protect the property, then tear off

The crew arrives around 6:30 to 7:30 am and tarps your landscaping, HVAC equipment and pool deck. Then all old shingles, underlayment and flashing come off down to the decking, and the debris goes straight to the dumpster.

  4. Inspect and repair the decking

With the roof open, we check the decking and replace weak areas. Every sheet we replace is photographed and counted, so the invoice reflects the actual number.

  5. Build the new roof in layers

Ice and water shield goes in the valleys, at the eaves and around penetrations, then synthetic underlayment across the field, new drip edge at the eaves and rakes, and new flashing at chimneys, vents and openings.

  6. Shingles, ventilation and vent boots

Owens Corning Duration shingles go on per the manufacturer's guidelines, with starter shingles at the edges and ridge and hip caps at the peaks. We add or replace ridge and soffit vents and replace vent boots and pipe collars.

  7. Final inspection and magnet sweep

We inspect the finished roof, clear all debris and run a magnetic roller over the driveway, lawn and walkways. The dumpster is usually gone within 1 to 3 days.

  8. Close-out package

You get photos, your warranty registration in your name, the permit sign-off and a dated invoice. The balance is due after the work is complete, never before.

What homeowners say about the work

All reviews
“Mission Roof recently replaced the roof on our house. Communication with Lori and Dave was great. We were kept informed of what would happen , and when. All of our questions were answered quickly. The crew completed the roof in one day, despite a passing thunderstorm with lightening! Clean up was so through, you couldn’t even tell they were here. We are very happy with the work and workmanship and would definitely recommend Mission to anyone.”

“David and his crew were great from start to finish. They were able to provide a quote that explained in full detail all the work that would be completed. For me I needed replacment of a 40 square roof and new gutters with leaf guards. They were the best price around. I had quotes that were three times the cost. It's crazy out there and i always shop around. They were able to complete the entire roof in a day. The crew was able to protect all growth around my house and clean to a point where you would never know they were there. Everything was install great with no issues and I would recommend Mission Roof to anyone.”

“I had an excellent experience with Mission Roof, who recently completed a full roof replacement on a set of twin homes, including mine. The amount of work required—especially with a full redeck—was significant, and yet they completed the entire job in just about a day and a half. Even with some weather delays, their efficiency was truly impressive. Their professionalism stood out from day one. Communication was clear and consistent, and the crew was extremely courteous. Cleanliness was clearly a top priority—they used tarps in every possible area to protect the property and made sure everything was spotless when they wrapped up. The new roof looks fantastic and, more importantly, it's performing flawlessly—previous leak issues are completely gone. The price was very fair for the level of quality, both in materials and workmanship. A special shoutout to Dave, who was great to work with. He explained everything clearly—from what they needed from us to how and when the work would be done. He made the process smooth and stress-free. I 100% recommend Mission Roof to anyone—homeowners or commercial property managers alike. Top-notch work, great people, and outstanding value.”

Questions

Roof Replacement: straight answers.

More in the full questions & answers, or call (484) 647-7466. Financing is available — see options.

What drives the price of a new roof?

The size and pitch of the roof, how many layers have to come off, the condition of the decking and flashing, and the state of the ventilation. That's why we won't quote a replacement from the ground. The satellite measurement and inspection give you a written number based on your actual roof.

Can you really replace my roof in one day?

Most residential roofs, yes. Crews arrive between about 6:30 and 7:30 am and work through the day. Larger roofs, heavy decking repairs or weather can stretch a job, and we tell you in advance if yours is likely to take longer.

What warranty do I get?

Two layers, both in writing: our 10-year workmanship warranty on the installation and a lifetime limited material warranty on the shingles. We register the manufacturer warranty in your name after the job and send you confirmation.

Will the final price match the estimate?

Yes, with one exception that is written down before you sign: rotten decking found during tear-off is replaced at the per-sheet rate in your contract. If anything else changes, we talk to you before any work beyond the contract begins.

Do you pull permits?

Yes. We pull the permits your municipality requires, and the permit sign-off is part of the close-out package you receive at the end of the job.

Do I need to be home on install day?

No. Most homeowners aren't. If you want to meet your project manager on site, we'll schedule around you.

How do I pay, and is financing available?

A modest deposit at signing and the balance after the job is complete. We never ask for the full balance before the work is done. Flexible financing is available through HFS Financial, including low-to-zero out-of-pocket options you may qualify for.

Will I find nails in my yard afterward?

You shouldn't. We tarp the ground before tear-off and run a magnetic roller over the driveway, lawn and walkways at the end of each day and again at the end of the job. If you find a nail after we leave, call us and we'll come back.
