About free roof inspection

A ceiling stain or a few shingles in the yard doesn't always mean you need a new roof. Sometimes you do. Often the problem is a vent seal, a piece of flashing, or a chimney issue a mason should handle.

Drones are useful for documentation, but they're not a substitute for a person on the roof looking closely at the flashing around every penetration.

Our inspection starts in the attic, where leaks usually show up first. Then we go up on the roof when it's safe and check every vent, chimney, skylight and wall joint. You get a written report with photos, and an honest call: repair, partial replacement or full replacement.

There's no inspection fee, no show-up charge and no pressure. If you don't need a new roof, we'll tell you.

When to get your roof inspected

  • A stain on the ceiling

Water has found a way in. The sooner the source is found, the less wood and insulation it ruins.

  • After a hail or windstorm

Storm damage often can't be seen from the ground, and your insurance claim will need documentation.

  • Before you buy or sell a house

A written report with photos tells you what you are dealing with before the price is set.

  • A quote that feels wrong

If you've been quoted a replacement and want a second look, ours is free.

  • It's been years since anyone looked

Lifted nail heads, hairline cracks and failing vent boots are invisible from the driveway and obvious up close.

Step by step

What the inspection covers

  1. The attic walk-through

We look for staining on the sheathing, insulation that is dark or compressed, rusted nails and daylight at the eaves. This is often where a leak first shows itself.

  2. On the roof, when it's safe

We walk the roof and look at the condition of the field. If the pitch or weather makes it unsafe, we say so and document what we can.

  3. Every penetration, one by one

Plumbing vents, bathroom and kitchen exhausts, chimney flashing, skylight curbs and step flashing where the roof meets a wall. Most leaks are at a penetration, not out in the open shingles.

  4. Photos and documentation

We photograph what we find. A drone helps document the whole roof, and a thermal camera can be utilized when moisture is hard to pin down.

  5. A written report and an honest call

You get a written report with photos and a plain recommendation: repair, partial replacement or full replacement. If it's a repair, we quote the repair.

What homeowners say about the inspection

All reviews
“This company is great! The owner came out for an inspection, and found a small damage area. Since the rest of the roof is fine, he did not push at all and just help me fixed that small portion free of charge. Total respect for the honesty and kindness, and will definitely go there when I need a new roof. Highly recommend!”

“Dave and his team at Mission Roof were wonderful to work with. First, Dave’s insight and knowledge was invaluable (from picking the shingle type, to explaining ice shield and drip edge, to sharing some concerns about our chimneys stability). Although we had a small existing leak already, he gave us a really detailed summary and view of the current condition of the whole roof to help us decide what we wanted to do next. He also outlined all the various ways to improve our current roof configuration (e.g removing an old attic fan that was too small to adequately cool the attic - in exchange for a ridge vent system that is already much better at cooling the space, adding bathroom fan vents where they were missing, replacing old sheeting, and more). His team was respectful, efficient, and diligent. They kept trash contained, used magnets to find dropped nails, and left the place better than they found it. We are so happy with the result - both in appearance and function.”

Questions

Free Roof Inspection: straight answers.

More in the full questions & answers, or call (484) 647-7466.

Is the inspection really free?

Yes. No show-up charge, no inspection fee and no bait-and-switch. You walk away with a written scope and photos whether you hire us or not.

How long does an inspection take?

About 45 minutes to an hour for a straightforward home. Larger or more complicated roofs can take longer.

Will someone actually get on my roof?

Yes, whenever it's safe to do so. We start in the attic, then go up and check every penetration. A drone is a tool we use for documentation, not a substitute for the inspection.

Can you give me a second opinion on a quote?

Bring it. We'll inspect your roof, review the other scope, and tell you honestly what matches, what's missing and what looks inflated. No charge, no pressure.

Do I need to be home?

We start in the attic, so someone needs to let us in. It also helps to be there so we can walk you through what we found.

Will you just tell me I need a new roof?

Only if you do. If a repair solves the problem, we'll quote the repair. If your roof has a few years left and a localized leak, we'll tell you that too.

How soon can you come out?

Within a few days, usually sooner. Call, text or book online, and nights and weekends are fine if it's an emergency leak.
