Roofing in Langhorne

Langhorne’s houses and their roofs.

Before it was Langhorne it was Four Lanes End, then Attleborough, a stagecoach stop on the road between Trenton and Philadelphia that took its present name when it incorporated in 1876. Wealthy families later built large homes along Maple and Bellevue Avenues, and 63 percent of the borough's 602 homes still date from before 1940.

The historic district, enacted in 1975 and expanded in 1987, covers 309 parcels. Its houses are mostly two-and-a-half-story stone or frame, the bulk of them built between 1850 and 1937 in vernacular Federal, Late Victorian and Craftsman styles.

A Langhorne mailing address reaches well past the borough, across most of Middletown Township as well as Langhorne Manor, Penndel and Hulmeville. Middletown grew more than 440 percent in the 1950s and kept adding townhouses and singles after. We're a few minutes away in Newtown.

Know the house

Roofs you’ll find around Langhorne.

  • Borough stone and frame houses

Houses in the district with steep roofs, dormers and big chimneys. Here roofing material, design and color all need HARB approval, so the first visit is about recording exactly what is on the house now.

  • Langhorne Manor

A small borough of mostly detached houses, about four in ten built before 1940 and a quarter in the 1950s. Older steep roofs and simple postwar gables share the same streets, and each wants a different plan.

  • Middletown's 1950s streets

Three in ten township homes were built in the 1950s. Those roofs have been replaced several times, so we check for layered shingles and how much of the original deck is still sound.

  • Newer townhouses and singles

Middletown kept building through the 1980s and 2000s. On association properties the board often controls when roofs are replaced and which shingle goes on.

Neshaminy Creek, nor'easters and street trees

When Ida's remnants hit on September 1 and 2, 2021, the Neshaminy crested at 20.84 feet, more than six feet over major flood stage. Houses on Periwinkle Avenue and Bridle Drive in Middletown, most already raised after earlier floods, still took water in basements and garages. That is flood damage, not roof damage, but it shows how much water this ground handles.

On the roof, the trouble is wind-lifted shingles, freeze-thaw at old chimneys and leaf-packed gutters. The borough keeps a Shade Tree Commission for a reason, and limbs over the eaves are part of the job.

Can I put vinyl siding on my house in Langhorne's historic district?

No. The borough's HARB guide lists stone, brick, stucco, wood clapboard and cement-board products for exterior walls and says vinyl and aluminum are not permitted. We install vinyl, James Hardie fiber cement and LP SmartSide, so for a house in the district we'll quote the fiber cement, a cement-board product, rather than work the borough won't approve.

Does a new roof in the Langhorne historic district need HARB approval?

Yes. The borough's guide says roof materials, design and color should blend with the style of the house and be approved by HARB, which meets the first Wednesday of each month at Borough Hall on East Maple Avenue. Bring photographs and the manufacturer's brochure for the shingle; our inspection report covers the photos.

My house has a Langhorne address in Middletown Township. Do the HARB rules apply?

No. The mailing address covers most of the township, but the HARB rules apply only inside the borough's district. The borough posts a district map on its website if you're unsure which side of the line you're on.

Can you tell how many times my 1950s house has been re-roofed?

Usually. We check the eaves and rakes for stacked layers and the attic for sagging between rafters and old water stains. If two layers are up there, both come off; we only install over a bare, sound deck.
