Roofing in Levittown

Levittown’s houses and their roofs.

Levitt & Sons broke ground in February 1952 and by 1958 had built 17,311 houses with a 26-step assembly line, at peak finishing one every sixteen minutes. Buyers chose from six models: the Levittowner, Rancher, Jubilee, Pennsylvanian, Colonial and Country Clubber. The census still dates 72 percent of the community's 18,560 homes to the 1950s.

The sections spread across Bristol Township, Falls Township, Middletown Township and Tullytown, and each got only one model or a few. Cobalt Ridge was all Jubilees. Forsythia Gate, Red Rose Gate and Snowball Gate were Country Clubbers, and Appletree Hill, Holly Hill and Whitewood were Ranchers.

Seventy years on, few houses still look like the brochure. Owners have raised dormers, added second floors and built out the back, and each addition put a new joint in the roof. We come down from Newtown to inspect and replace them.

Know the house

Roofs you’ll find around Levittown.

  • Levittowners

The workhorse model, a one-story ranch that later owners often enlarged. Where an addition meets the original roof there is usually a valley or a change in slope, and that seam is the usual leak point.

  • Ranchers

Despite the name, a story-and-a-half house closer to a Cape Cod, the early version with a low front dormer. Dormer cheeks and the step flashing against them deserve a close look on every re-roof.

  • Jubilees

Built in 21 sections, including every one of the 956 houses in Cobalt Ridge. Most have been re-roofed several times, so we count the layers before quoting and never lay new shingles over old ones.

  • Country Clubbers

The largest model, a Levittowner enlarged with a finished attic and second floor, built in the three Middletown 'Gate' sections. A finished attic makes ventilation tricky, and we check intake and exhaust before the new shingles go on.

Seventy-year-old streets, a busier tornado decade

Tornadoes are rare here but not unheard of. Touchdowns were recorded around Levittown in 1975, 1982 and 1992, and the 2020s are already the county's most active tornado decade on record, including an EF1 that crossed into Bristol Township on September 1, 2021.

Day to day, the wear is ordinary: summer thunderstorms that lift shingle tabs, nor'easter wind on exposed corner lots, and seven decades of street trees dropping leaves into gutters and limbs onto roofs.

“David and his kind crew of installers did an exceptionally great job on the roof of our humble home. My wife and I are very happy and look forward to doing more projects thanks to the inspiration of a new roof. .”

How do I know which Levitt model my house started as?

Start with your section. Several were built with a single model, so the name often answers it: Cobalt Ridge is all Jubilees, and the three Middletown 'Gate' sections are Country Clubbers. In mixed sections, the original footprint and roofline usually give it away, even under later additions.

My Rancher had a second floor added across the front. Does that change the roof job?

Yes. A full front addition turns one simple roof into several planes meeting at different heights. Those junctions need step flashing and ice and water shield done right, and they're where we spend the most time on a re-roof.

Can you put the new shingles over the old ones to save money?

No. Every replacement we do is a full tear-off. On a house this old, the boards underneath have carried several roofs, and the only way to find soft spots is to look at bare deck. Each sheet we replace is photographed and billed at the per-sheet rate written into your contract.

Which township issues the permit for my Levittown house?

Whichever one the house sits in. Levittown spans three townships and a borough, so two houses a block apart can answer to different offices. We confirm it from your tax bill and pull the permits that municipality requires.
