How a roof replacement should actually go

A new roof is one of the biggest checks most families ever write. It should feel orderly, communicative and over quickly. Here is what to settle before you sign and what install day looks like.

A roof replacement is one of the biggest home-improvement checks most families ever write. It should go smoothly from the first call to the final walk-through.

That means your calls get returned after the deposit clears, your project manager is on site, and the shingle color you picked is the one that goes on every part of the house. Here is how we make sure of it, step by step.

Before the contract is signed

You should be able to answer every one of these questions out loud before you give a deposit. We answer all of them in writing before you sign.

  • Who, by name, is my project manager, and what is their direct number?
  • When will my permit be pulled, and can I see it?
  • What is the exact brand, product and color of the shingles, underlayment, ice-and-water shield and ridge vent going on my roof?
  • What are the written manufacturer and workmanship warranties, and will you register the manufacturer warranty in my name after the job?
  • What happens if hidden damage turns up when the old roof comes off, and what is the per-sheet cost for rotten decking?
  • What are the payment milestones? We never ask for the full balance before the job is done.

The day of installation

A straightforward asphalt-shingle replacement on a typical Bucks County home should take one day. You don't need to be home, though we will schedule around you if you want to meet the project manager.

A good crew will:

  • Arrive early, usually between 6:30 and 7:30 in the morning, not late and not unannounced.
  • Tarp the sides of your house, your landscaping, your HVAC equipment and your pool deck before tearing off.
  • Send you progress photos during the day, including the bare deck after tear-off and any hidden damage they find.
  • Clean up with a magnetic sweeper at the end of the day. You should not be finding nails in your driveway, your lawn or your dog's paws a week later.

What happens on install day

This is the order we work in on a replacement. Most residential roofs are finished in one day.

  • Remove all old roofing materials down to the deck: shingles, underlayment and flashing.
  • Dispose of the debris responsibly and keep the work area organized as we go.
  • Inspect the roof deck and replace any weakened areas so the new roof has a solid base.
  • Install ice-and-water shield at the valleys, eaves and roof penetrations, where leaks usually start.
  • Apply synthetic underlayment across the roof for moisture protection and a stable surface for the shingles.
  • Install new drip edge along the eaves and rakes to carry water away from the house and protect the fascia.
  • Replace or install new flashing around chimneys, vents and other roof openings.
  • Install Owens Corning Duration shingles to the manufacturer's guidelines for alignment, nail placement and sealing.
  • Run starter shingles along the roof edges and finish the peaks with ridge and hip cap shingles.
  • Add or replace ridge vents and soffit vents so the attic can breathe.
  • Replace vent boots and pipe collars so every penetration is sealed.
  • Do a final inspection of the whole roof.
  • Clear away all debris, tools and protective materials.
  • Run a magnetic roller over the yard, driveway and walkways to pick up stray nails and metal.

After the roof is on

  • You should get a close-out package with photos, your warranty registration number, your permit sign-off and a dated invoice.
  • The project manager should check in a week later and again after the first significant rain.
  • Any issue should get a return visit within days, not months.
  • The dumpster should be gone within one to three days of completion, and you should know the pickup date in advance.

What we commit to

  • A named project manager who runs your job from start to finish.
  • Progress photos sent to your phone during the install.
  • Materials and colors confirmed in writing, not by memory.
  • Permits pulled, warranties registered, and the close-out package sent to you before we invoice the final payment.
  • A 10-year workmanship warranty plus the lifetime limited material warranty.
  • If something goes wrong, you call one number and we show up.

Common questions

What is your payment schedule?

Typically a modest deposit at contract signing and the balance after the job is complete. We do not ask for the full balance before the work is done.

Will I be pressured to sign on the spot?

No. Take as long as you need to review the scope and compare quotes. The price we give you is good for 30 days.

How do you make sure the right color goes on my roof?

The color goes on the contract in writing. We confirm it again on the morning of the install before any shingle leaves the pallet, and if there is a mix-up we don't start until it is fixed.
