Roofing in Bensalem

Bensalem’s houses and their roofs.

The township dates to 1692, but most of its houses date to the suburban rush after the Second World War. Of 25,699 homes, about 56 percent were built between 1950 and 1979, and the 1970s alone account for nearly a third. By 1980 the population had passed 52,000.

It is also one of the most mixed housing stocks in the county. Only 42.5 percent of homes are single detached houses; 18.8 percent are twins and townhouses, a quarter sit in buildings of five or more units, and close to a thousand are mobile homes.

From Poquessing Creek to the Neshaminy, the township has the Delaware along its southeastern edge and older pockets like Cornwells Heights and Andalusia near the river. We serve all of it from Newtown, whether the job is half a twin or a whole condo building.

Know the house

Roofs you’ll find around Bensalem.

  • 1960s and 1970s single homes

The township's biggest building decades. Most of these roofs are on their second or third replacement, and the attic tells the real story: undersized vents, old stains, soft decking at the eaves.

  • Twins and townhouses

Nearly one home in five shares a wall. On a twin both halves meet at one ridge, so we plan how your side ties into the neighbor's and photograph the joint before and after.

  • Condo and apartment buildings

A quarter of homes here are in buildings of five or more units, usually under large roofs managed by an association. That is commercial-scale work, quoted to the board with a written scope.

  • Older streets near the river

About a quarter of Cornwells Heights predates 1940. Older framing, several layers of past roofing and tired chimney flashing are the norm on those blocks.

July 29, 2021, and the wind since

On the evening of July 29, 2021, a rain-wrapped EF3 tornado with winds up to 140 mph tracked 3.4 miles from Somerton into the township. It tore roofs and walls off car dealership buildings, damaged homes in a mobile home park, and left several houses, a church and a hotel with minor damage. It was the first EF3 in the county since reliable records began in 1950.

A year earlier, Isaias put a tornado down near Knights and Dunks Ferry Roads on the township's edge, where the Weather Service found roofs and siding blown off many homes. Wind is the threat to plan for, and the inspection after a storm costs nothing.

“I had an excellent experience with Mission Roof, who recently completed a full roof replacement on a set of twin homes, including mine. The amount of work required—especially with a full redeck—was significant, and yet they completed the entire job in just about a day and a half. Even with some weather delays, their efficiency was truly impressive. Their professionalism stood out from day one. Communication was clear and consistent, and the crew was extremely courteous. Cleanliness was clearly a top priority—they used tarps in every possible area to protect the property and made sure everything was spotless when they wrapped up. The new roof looks fantastic and, more importantly, it's performing flawlessly—previous leak issues are completely gone. The price was very fair for the level of quality, both in materials and workmanship. A special shoutout to Dave, who was great to work with. He explained everything clearly—from what they needed from us to how and when the work would be done. He made the process smooth and stress-free. I 100% recommend Mission Roof to anyone—homeowners or commercial property managers alike. Top-notch work, great people, and outstanding value.”

“The reviews say it all. In this day and age it's difficult to find the standard of quality and service Dave and his crew provided. Our roof was severely damaged in a windstorm and within days of contacting him we had a brand new beautiful roof for a very affordable price. Dave and his crew were professional and obliging in every way ( without leaving a trace! ) Thank you gentlemen for helping restore our piece of mind.”

Can one owner of a twin re-roof only their half?

Yes, and it's common here. We tear off your half to the party wall, build a clean transition where the two roofs meet, and photograph the joint so your neighbor can see nothing on their side was disturbed. If both owners replace together, the roof reads as one house again.

Do you roof condo and apartment buildings?

Yes. We handle commercial and multi-family roofs as well as houses. For an association we inspect, write a scope the board can vote on, and assign one project manager for the whole building.

Will you take care of my deductible after a storm?

No. Waiving or absorbing a deductible is insurance fraud in Pennsylvania, and we never do it. What we will do is meet the adjuster at no charge and make sure hidden damage is supplemented before you pay anything.

My Cornwells Heights house has two old roofs stacked on it. Can it still be done in a day?

Usually. Two layers mean more tear-off, and older decks near the river often need a few sheets replaced, each photographed and billed at the per-sheet rate in your contract. Most homes are still finished in a day, and if the deck needs more, you'll know before the crew packs up.
