Roofing in Warrington

Warrington’s houses and their roofs.

The township began in 1734 as four farm villages strung along the old roads: Warrington itself at the turnpike that is now Easton Road, Neshaminy at Street Road near the Little Neshaminy Creek, Tradesville, and Pleasantville near County Line Road.

Little of that farm landscape is left. The 2000 census counted 6,314 housing units in the township; the latest five-year estimate counts about 9,650. Census data places the median home in 1992, with 44 percent built between 1990 and 2009 and another 10 percent since. One home in six is a single attached house such as a townhouse, and most of the rest are detached.

That timing matters for roofs. A house finished in 1995 or 2000 is now carrying its original shingles at 25 to 30 years old, and many owners are facing their first replacement without ever having bought a roof before. We walk you through what a replacement involves, in writing, before you sign anything.

Know the house

Roofs you’ll find around Warrington.

  • 1990s and 2000s subdivisions

The bulk of the township. Roofs from that building boom were often put on quickly, and the things to check are how far the ice and water shield runs up from the eaves, the state of the pipe boots, and whether the roof vents were ever balanced with the soffit intake.

  • Townhouse communities

About 17 percent of homes are single attached. Roofs are often replaced building by building, and the shingle line and color may be set by the association, so we start with its rules and price your unit or the whole building accordingly.

  • Houses from before 1970

About a quarter of the housing predates 1970. These roofs have been replaced before, sometimes over an older layer, and the attics usually need better ventilation.

Lightning, falling trees and flooded roads

On June 19, 2014, according to the National Weather Service, lightning struck the attic of a two-story home on Summer Ridge Circle and started a fire that firefighters fought by cutting holes in the roof. On June 3, 2020, storms brought down trees and power lines across the township, and on June 22, 2011, wind damage hit pockets near County Line and Falls roads.

Heavy rain is the other pattern: on June 27, 2013, poor drainage flooded roads across this part of the county, closing Creek Road near the Little Neshaminy. Gutters and downspouts carry a lot of water in storms like that.

My Warrington house still has its original roof from the 1990s. How do I know if it's time?

Look for curling or cupped shingles, bald patches where the granules are gone, and granules collecting in the downspouts. Better yet, have it inspected; we start in the attic, where staining and damp sheathing show up before a ceiling stain does.

I'm in a townhouse community. Can I hire my own roofer?

That depends on your association's rules. Some replace whole buildings on a schedule, others let owners act alone but set the shingle and color. Get the rules first; we'll quote to them.

What does a lightning strike do to a roof?

It can blow out shingles and decking at the strike point, scorch the attic and damage chimneys and vents, and fire crews may have to cut into the roof. Once the house is safe, we tarp, document the damage and meet your adjuster at no charge.

What if you find rotten decking under my shingles?

We photograph every bad sheet and replace it at the flat per-sheet rate written into your contract, typically $85 to $125 per 4x8 sheet. No surprise totals at the end.
