Roof repair and replacement in Sellersville, PA
A small borough in a creek valley between two ridges: about a third of its houses predate 1940, a quarter went up in the 1980s, and much of the rest is twins and townhouses with shared roofs.

Roofing in Sellersville
Sellersville’s houses and their roofs.
German settlers started the place in the early 1700s around Samuel Sellers' tavern on the road to Bethlehem, and it was incorporated as a borough in 1874. The North Pennsylvania Railroad came through in the 1860s, mills and factories followed, and the houses near the old pike still carry that age: about 31 percent of the borough's 1,870 homes were built before 1940, by current census estimates.
Then came a jump. The borough's comprehensive plan records 550 new homes between 1980 and 1990, a 48 percent increase, credited to new sewer service and open land. After 2000, most new building was Carillon Hill, 36 townhouses and 18 twins on the old Schulmerich Carillons factory site. Detached houses and attached townhouses now make up nearly four in five homes, in close to equal numbers.
That mix decides most roof conversations here: a steep old gable with a chimney, a 1980s roof on its second covering, or one unit in a row that has to match its neighbors. We inspect all three free of charge.
Know the house
Roofs you’ll find around Sellersville.
Pre-1940 houses along the old pike
Steep gables, brick chimneys and porch roofs, often on decking that has carried three or four roofs. Tearing down to the boards is how we find the soft spots, and each replaced sheet is photographed and billed at the flat rate in the contract.
1980s single-family homes
The borough's biggest building decade left a lot of roofs that are now on their second round. If the last job was laid over the original shingles, a full tear-off clears both layers and lets us check ventilation.
Carillon Hill, Hickory Ridge and Wyckford Commons
Townhouses and twins under connected roofs. One owner can re-roof alone, but the joints with the units on either side need proper flashing, and an association may set the color.
A creek valley framed by ridges
The borough sits in the valley of the East Branch Perkiomen Creek, with ridges on two sides and Lake Lenape at its edge. Bucks County's hazard plan rated Sellersville above the county average for winter storms and for hurricanes, tropical storms and nor'easters, which here means wet snow, wind-driven rain and ice at the eaves.
On older houses with little attic insulation, heat melts snow on the upper roof and it refreezes at the cold overhang. Ice and water shield along the eaves, valleys and every penetration is standard on our replacements for exactly that reason.

From our Google reviews
“David and his crew were great from start to finish. They were able to provide a quote that explained in full detail all the work that would be completed. For me I needed replacment of a 40 square roof and new gutters with leaf guards. They were the best price around. I had quotes that were three times the cost. It's crazy out there and i always shop around. They were able to complete the entire roof in a day. The crew was able to protect all growth around my house and clean to a point where you would never know they were there. Everything was install great with no issues and I would recommend Mission Roof to anyone.”
“I am very pleased with my roof. It was a great quality job. Dave and Lori were wonderful to work with. Loved everything about the whole experience. I would recommend them to anyone. They go above and beyond.”

I live in a Carillon Hill townhouse. Can I replace just my section of roof?
Usually, yes. We replace your unit's section and flash the joints where it meets your neighbors' roofs. Check your association documents first, since many set the shingle color and some coordinate replacements across a building.
My 1980s house already had one replacement. Why would it need another?
Many homes from that boom are now 35 to 45 years old, and a roof put on in the 2000s may be near the end of its life, especially if it went over the old shingles. A free inspection tells you if it needs a repair or a full replacement.
Does Sellersville have a historic district that reviews roofs?
The borough has listed historic buildings, such as the Teller Cigar Factory, but we found no local ordinance that reviews roof replacements on houses. So it's the normal permit process, and we pull those permits for you.
Do you show me the rotten boards you replace?
Yes. Every sheet of decking we replace is photographed, and the per-sheet price, typically $85 to $125, is written into the contract before work starts.
