Roof repair and replacement in Conshohocken, PA
An old Schuylkill mill borough with two housing stocks: rowhomes from before 1940 and a wave of new building from 2000 on. The roofs need different things, and attached walls complicate both.

Roofing in Conshohocken
Conshohocken’s houses and their roofs.
Laid out in 1830 at a ford on the Schuylkill, the borough grew into a mill town, with steel and iron works, a tire plant and textile mills along the water. The housing that served those mills is still the heart of the borough. The borough's own 2018 comprehensive plan notes that steep slopes run throughout Conshohocken and that nearly half its homes are single-family attached.
Current Census estimates bear that out: about 44 percent of homes are attached, only 12 percent are detached, and 36 percent were built before 1940. Then the riverfront changed. After industry left, apartments and townhouses went up, and roughly a third of all homes now date from 2000 or later. As the plan puts it, older housing may need more rehabilitation and maintenance than housing of recent vintage.
The borough is covered from our Newtown office. Inspections are free and come with a written photo report.

Roofs you’ll find around Conshohocken.
Pre-1940 rowhomes
A shared ridge and a shared wall mean a leak can come from next door's side. We trace it before anyone tears off anything, and we photograph the party-wall flashing so you can see the problem yourself.
Twins on sloping lots
On a hillside the gutters on the downhill side carry more water, and the walls below them take it if the gutters overflow. Drip edge and properly lapped underlayment keep that water in the gutter instead of behind the fascia.
Townhouses from the 2000s and 2010s
Many of these are in associations, and some roofs are coming up on their first major repair. If the HOA controls the roof, we can inspect a leak and write it up for the board.
Steep streets, river weather and tired flashing
Hillside houses sit at different heights from their neighbors, so a roof can be sheltered on one side and exposed on the other. Wind gets under the exposed edge first. Starter shingles at the rakes and eaves are what keep that first row down.
The remnants of Hurricane Ida on September 1, 2021 sent the Schuylkill into the borough's streets, with floodwater reported about ten feet deep. Flooding is a separate problem from roofing, but the same rain tests every pipe boot and step flashing on the way down. If you saw a stain after a storm, start with a free inspection.

From our Google reviews
“Mission Roof recently replaced the roof on our house. Communication with Lori and Dave was great. We were kept informed of what would happen , and when. All of our questions were answered quickly. The crew completed the roof in one day, despite a passing thunderstorm with lightening! Clean up was so through, you couldn’t even tell they were here. We are very happy with the work and workmanship and would definitely recommend Mission to anyone.”

Does Conshohocken have historic-district rules for roofs?
We did not find a local historic review district in the borough's plan, and National Register listing alone places no restrictions on private owners. We pull whatever permit the borough requires.
My rowhome leaks, but the shingles look fine. Where is the water coming from?
Often the flashing, not the shingles: at the party wall, the chimney or a pipe boot. We check the attic first to see where water enters, then the roof, and show you photos of the actual spot.
Can you park and stage materials on a steep, narrow street?
We plan the dumpster and deliveries before the job and tarp landscaping and walkways. The dumpster is usually gone one to three days after the roof is done.
Do I need my neighbor's permission to re-roof my half?
You don't need it to re-roof your own side, but a word with the neighbor helps, because the joint at the shared wall gets tied into their roof. We flash it so neither side leaks.
