Your roof is the most important barrier between your family and the weather, yet most homeowners don't think about it until something goes wrong. The truth is that most of the costly roof repairs we see could have been prevented with basic maintenance. These are the four most common, and most expensive, problems we run into.
1. Small leaks that turn into big damage
A roof leak rarely starts as a waterfall through your ceiling. It usually begins as a tiny breach around a pipe boot, a lifted shingle or a cracked piece of flashing, something you would never notice from the ground. Without regular inspection, that small opening lets water seep into your decking, your insulation, and eventually your walls and ceilings.
By the time you see a water stain on the ceiling, the damage behind it has often been building for months: rotted decking, soaked insulation, mold, and weakened framing. A $150 repair becomes a $5,000-plus problem.

2. Clogged gutters and poor drainage
When gutters and downspouts are packed with leaves, shingle granules and debris, water has nowhere to go. It backs up under your shingles, pools along the roofline, and overflows down your fascia boards and siding. In winter that standing water freezes into ice dams that force moisture underneath the roofing.
Poor drainage is one of the leading causes of fascia rot, soffit damage, foundation erosion and basement flooding. It also wears out the shingles along the eaves faster, and the eaves are already the most vulnerable part of your roof.
3. Damaged or missing shingles left alone
After a windstorm, a hailstorm, or just years of sun, shingles crack, curl, lift or blow off entirely. That isn't only cosmetic. Every compromised shingle is an open invitation for water to reach the underlayment and decking underneath.
What catches most homeowners off guard is that you often can't see shingle damage from the ground. Granule loss, hairline cracks and lifted nail heads are invisible from the driveway and obvious during an inspection. Left alone, they get worse with every rain until the damage is structural.
4. Poor ventilation cooking your roof from the inside
This is the problem most homeowners never think about. Your attic needs steady airflow, with intake vents at the soffits and exhaust vents at the ridge, to control temperature and moisture. Without it, summer heat builds up and bakes your shingles from underneath, so they crack, curl and age years ahead of schedule.
In winter, warm air from your living space rises into a poorly ventilated attic, meets the cold underside of the roof deck and condenses. That moisture leads to mold, mildew, swollen decking and nails that lose their grip. Over time the whole roof system is at risk.
Ventilation affects your energy bills too. An overheated attic makes your air conditioning work harder in summer, and a damp attic makes your insulation less effective in winter.
The bottom line
Every one of these problems has something in common: they are preventable. A simple annual roof inspection catches small issues before they become emergencies. It protects your home, your wallet and your standing with your insurance company. Think of it like an oil change for your house. Skip it long enough and the engine blows.
Our roof inspections are free and come with a photo-documented written report, so you know exactly what shape your roof is in. If the inspection turns up a cracked boot or lifted flashing, we repair it before it becomes a leak.
