Roofing in Jamison

Jamison’s houses and their roofs.

The village sits on Route 263 in Warwick Township, a township formed in 1733 and best known for the summer of 1777, when 11,000 Continental troops camped along both sides of Old York Road and Washington made the Moland House his headquarters for two weeks.

The houses tell a much newer story. In the 18929 ZIP code, 42 percent of homes were built in the 1990s and another 27 percent in the 1980s, for a median build year of 1992. Fewer than one in a hundred predates 1940. Most homes are detached single-family houses, and about 96 percent are owner-occupied.

That puts a whole area on the same clock. Shingles laid in the late 1980s and 1990s have been through thirty-odd winters, and a lot of houses here are due for their first roof replacement at about the same time. We'd rather you understand exactly what you're buying than sign a number on the driveway.

Know the house

Roofs you’ll find around Jamison.

  • 1990s houses

The largest group. If the roof is original, look for curling, granule loss and cracked rubber pipe boots, which tend to fail before the shingles do.

  • 1980s houses

About a quarter of the stock. Many have been re-roofed once already; the questions are whether that was a tear-off or a layover, and whether the attic ventilation was ever brought up to date.

  • Attached homes

About one home in seven in the ZIP is single attached. Where roofs are shared, the association or the neighbors usually need to be part of the plan, and party-wall flashing gets special attention.

Hail, limbs on wires and summer cells

The National Weather Service logged hail estimated at an inch across in Jamison on June 21, 2016, large enough to bruise asphalt shingles and knock granules loose. On May 24, 2012, a severe thunderstorm brought down large limbs and wires in Jamison, and on August 18, 2017, a tree fell onto wires and closed the intersection of Creek Road and Old York Road.

Hail damage is easy to miss from the ground and easy to lose a claim on if nobody documents it. After any storm with hail, a free inspection with photos costs nothing.

Was the 2016 hail in Jamison big enough to damage my roof?

Hail estimated at an inch can bruise asphalt shingles and knock granules loose, but it varies street by street, and that storm was years ago. Most policies have time limits on claims, so for an old storm the more useful question is what shape the roof is in now. A free inspection with photos answers that.

My house was built in 1994 and still has the original roof. Should I replace it before it leaks?

Often, yes. Replacing on your schedule lets you choose the time, compare quotes and avoid interior damage. If yours has more years left, we'll tell you that too, and the inspection report will show why.

Do you need a permit for a roof in Warwick Township?

We pull whatever the township requires for your job before work starts, so you don't have to chase it.

What warranty comes with a new roof?

A 10-year workmanship warranty from us, plus the manufacturer's lifetime limited material warranty, registered in your name. You get the paperwork in a close-out package when the job is done.
