Roofing in Blue Bell

Blue Bell’s houses and their roofs.

The village was called Pigeontown until 1840, when it took the name of the Blue Bell Inn. It sits in Whitpain Township, and the 19422 address now stretches across most of the township, taking in older communities such as Center Square and Belfry. Whitpain stayed agricultural for a long time: it had about 3,000 residents in 1950 and more than 20,000 by 2020.

That growth came late and fast. Census estimates put 42 percent of the homes in the Blue Bell census area in the 1980s, and across Whitpain, more than half of all homes date from 1980 or later. The township's 2006 plan counted about 60 percent of its homes as detached houses and a quarter as single-family attached, with several new townhouse developments added along with infill.

So most Blue Bell roofs are 35 to 45 years from new construction, on houses with big footprints and plenty of hips, valleys and dormers. Our free inspection measures what's there, checks every penetration, and puts it in a written report.

Know the house

Roofs you’ll find around Blue Bell.

  • Large 1980s and 1990s homes

Executive-style houses, often with several ridges, long valleys, skylights and tall chimneys. Every one of those is a flashing detail, and on a big roof we check each before talking about the field shingles.

  • Townhouse communities

About a quarter of Whitpain's homes are single-family attached. Associations often set the shingle color and sometimes the schedule, and the joints between units need to be flashed as carefully as the main roof.

  • Older farmhouses and Victorian clusters

Whitpain's plan notes surviving farmhouses and barns, clusters of late-1800s Second Empire and Victorian buildings, and a stretch of Skippack Pike with many intact historic buildings. Steep pitches, mansard forms and old decking call for a careful inspection before any quote.

Big roofs, long valleys and the 2021 tornado nearby

On September 1, 2021, an EF2 tornado from the remnants of Hurricane Ida tracked from the Fort Washington area past Ambler and Maple Glen toward Horsham, a few miles east of Blue Bell. It's a reminder that this part of Montgomery County does see damaging wind, and that wind-lifted shingles are easy to miss from the ground.

The more routine threat on large houses is water concentrated in long valleys and at the base of tall walls. In freeze-thaw winters, ice holds at the eaves of low-pitch sections, so ice and water shield at valleys, eaves and penetrations matters more here than on a simple gable roof.

“Dave truly went above and beyond. He made my project a priority, knowing I was on a tight timeline due to selling the house to settle my Mother in laws estate. His professionalism and quality of work were excellent. I highly recommend Mission Roof. The pricing was very reasonable for the amount of work I needed. Thank you Dave!”

My Blue Bell house has a complicated roof. Does that change the cost?

Yes. Hips, valleys, dormers and skylights add flashing and labor, and the satellite measurement shows each facet with its pitch and square footage. The quote spells that out so you can see where the money goes.

I'm in a townhouse community. Who decides when the roof gets replaced?

Your association documents do. Some associations handle roofs for whole buildings; others leave it to each owner within color rules. Send us the guidelines and we'll quote to them.

Is a 1980s roof always due for replacement?

No. If it was replaced once already, it may have years left. An inspection checks the shingles, flashing and attic and tells you honestly whether it needs a repair or a new roof.

Do you register the shingle warranty?

Yes. Owens Corning Duration is our standard shingle, the manufacturer's warranty is registered in your name, and you also get our 10-year workmanship warranty.
