Roofing in Willow Grove
Willow Grove’s houses and their roofs.
There is no Borough of Willow Grove. The name covers a census-designated place split between Upper Moreland Township and Abington Township, grown up around a colonial crossroads on the Old York Road. Stage lines stopped here by the 1850s, and from 1896 to 1976 the amusement park drew crowds by rail and trolley; the mall stands on that land now.
What surrounds it is mostly postwar housing. Census estimates count about 5,850 homes in the Willow Grove area: 29 percent built in the 1950s, another fifth in the 1970s, and only about one in ten after 1980. Upper Moreland as a whole follows the same curve, with the 1950s as its busiest decade by far.
Houses that age are on their third or fourth roof, often over decking that has never been looked at. Our inspection starts in the attic for that reason, and it costs nothing.
Know the house
Roofs you’ll find around Willow Grove.
1950s houses off York and Easton Roads
Houses built in the postwar rush, now around 70 years old. Brick chimneys, small dormers and old plank or plywood decking are the usual story, and each soft sheet we replace is photographed.
1970s houses
About a fifth of the homes here. Where a lower roof meets an upper wall, it needs step flashing at every course, and that joint is where water usually finds its way in.
Older houses near the crossroads
Around one home in six predates 1940. Steeper pitches, deep eaves and chimneys that have been repointed more than once call for a careful look at the flashing before anyone quotes a full roof.
Seventy winters on the same framing
Most roofs here have been through decades of freeze-thaw on the same rafters and decking. Ice builds at the eaves of older houses where attic heat escapes, water backs up under the shingles, and the damage shows up as stained soffits or peeling ceiling paint along an outside wall.
Mature street trees add leaves to the gutters every fall and drop limbs in summer storms. On a 1950s house, the fix is rarely just shingles: it's ice and water shield at the eaves, real soffit and ridge ventilation, and gutters that drain.

The crew completed the roof in one day, despite a passing thunderstorm with lightening! Clean up was so through, you couldn’t even tell they were here. We are very happy with the work and workmanship and would definitely recommend Mission to anyone.”

Which township issues my roof permit in Willow Grove?
It depends on which side of the line your house sits. Upper Moreland requires permits for all repairs and alterations, roofs included, and Abington requires a permit for all roof and siding work. Either way, we pull the permit.
Two layers of old shingles are already on my postwar house. Does that matter?
It adds weight and hides the deck. We tear off every layer, photograph any rotten boards, replace them at the flat per-sheet rate in your contract, and install the new roof over sound wood.
Water stains show up on my ceiling only in winter. Is that a roof leak?
Often it's an ice dam: heat from the house melts snow, it refreezes at the cold eave, and water backs up under the shingles. An inspection checks insulation and ventilation along with the shingles, so the fix addresses the cause.
How long will my roof replacement take?
Most homes here are done in one day. The crew arrives between about 6:30 and 7:30 in the morning, tarps the yard, and the dumpster is usually gone within one to three days.
