Roofing contractor in Horsham, PA

Most Horsham homes went up between 1950 and 1990, with the 1980s the busiest decade of all. Many of those roofs are due again, and the 2021 tornado showed what wind can do to the rest.

Roofing in Horsham

Horsham’s houses and their roofs.

The township dates to 1717, and its main roads still follow the survey lines William Penn's engineers drew across the farmland. The houses are much younger. Horsham's comprehensive plan says over 69 percent of today's homes were built between 1950 and 1990, and census estimates put about a quarter of the township's 10,000 homes in the 1980s alone.

The plan counts 57 percent of homes as detached single-family houses, about one in five as twins, duplexes and townhouses, and the rest as apartments and condominiums such as Brookwood and The Village at Saw Mill Valley. Neighborhoods east of Easton Road hold the older, more varied stock. Newer building includes Horsham Valley Estates on the old golf course and the age-restricted Regency at Waterside.

A roof put on a 1985 house has almost certainly been replaced once, and that replacement may now be aging out itself. Our free inspection tells you where yours stands, with photos of what we found.

Know the house

Roofs you’ll find around Horsham.

  • 1980s subdivisions

Detached houses with several roof planes, many now on a second roof that is itself 15 to 25 years old. If it was laid over the original, a tear-off to the deck is the only way to see what's underneath.

  • Older neighborhoods east of Easton Road

Homes from the 1950s through the 1970s, many on a third roof by now. Chimney flashing, aging pipe boots and tired attic ventilation are the usual reasons these start to leak.

  • Twins, duplexes and townhouses

Roughly a fifth of Horsham's homes share walls. A replacement on one unit has to tie cleanly into the next, and association rules may govern shingle color and timing.

The September 2021 tornado and everyday wind

On September 1, 2021, the remnants of Hurricane Ida produced an EF2 tornado with winds up to 130 mph that ran from the Fort Washington area through Upper Dublin and into Horsham Township. The National Weather Service found the worst damage in Upper Dublin; by Maple Glen it was mostly minor roof damage before the storm died out near the Bucks County line.

Minor wind damage is the kind homeowners miss. Lifted or creased shingles lose their seal and can look fine from the ground, then leak in the next hard rain. A free inspection after a big storm is how you find out.

“The reviews say it all. In this day and age it's difficult to find the standard of quality and service Dave and his crew provided. Our roof was severely damaged in a windstorm and within days of contacting him we had a brand new beautiful roof for a very affordable price. Dave and his crew were professional and obliging in every way ( without leaving a trace! ) Thank you gentlemen for helping restore our piece of mind.”

“David and his staff were incredible! They were very helpful throughout the claims process and extremely efficient with the roof repair. They went above and beyond. I would highly recommend them”

Does Horsham Township require a permit to re-roof?

Yes. The township's permit requirements list new roofing and re-roofing, and its code office says replacement work needs a permit too. We pull the permit for your job.

My neighborhood got hit in the 2021 storm, but my roof looks fine. Should I worry?

Shingles that lifted and creased in high wind can lose their seal without looking damaged from the yard. A free inspection checks for that up close and photographs anything we find.

I live in a townhouse community. Can I replace my own roof?

Check your association documents first, since many control roof color, materials or scheduling. Where the owner is responsible, we replace your unit's section and flash the joints with the units next door.

Will you help with my insurance claim?

Yes. We document the damage, attend the adjuster's visit at no charge and work with public adjusters when you have one. We never waive or cover a deductible; in Pennsylvania that's insurance fraud.
