Roofing in Ardmore

Ardmore’s houses and their roofs.

The town began as Athensville and took its current name in 1873, when the Pennsylvania Railroad renamed the station at Milepost 8.5 on the Main Line. It has no government of its own. The north part lies in Lower Merion Township, Montgomery County; the south part, often called South Ardmore, lies in Haverford Township, Delaware County. Which side your house is on decides who issues the permit.

The housing is older than most of the Main Line suburbs around it. Census estimates put 48 percent of Ardmore's 6,400 homes before 1940, and about 70 percent before 1960. Attached homes outnumber detached ones almost two to one: roughly 2,600 single-family attached units against 1,400 detached houses. Twins and rows with roofs approaching a century old are a big part of the town.

Our inspections here are free, run out of the Newtown office, and written up in a photo report.

Know the house

Roofs you’ll find around Ardmore.

  • Twins and rows built before 1940

Two houses under one roof line, often with a chimney on the party wall. When one side is re-roofed, the joint between old and new needs careful flashing, and we photograph it so both owners can see it.

  • 1940s and '50s houses

Close to 1,500 homes come from these two decades. Many have had a roof laid over an older one; tearing everything off is how we find the soft boards under the layers.

  • Older detached homes

Detached houses with dormers, valleys and several chimneys have more places for water to get in. On these, an inspection takes the full hour, because every valley and penetration gets checked.

  • Properties on Lower Merion's inventory

Some older buildings are listed on the township's Historic Resource Inventory. Exterior alterations to those go to the Historical Commission, so we confirm a property's status before quoting a change in roofing.

Old roof details and freeze-thaw winters

On a roof approaching 100 years, the weather rarely breaks the shingles first. It works on the details: lead or tin flashing that has split, mortar at the chimney crown that freezes and cracks, and gutters that clog and push meltwater back under the eaves.

Ice dams form when snow melts over a warm attic and refreezes at a cold overhang, and older houses with little insulation are prone to them. Every replacement we do adds ice and water shield at the eaves, valleys and penetrations, plus ridge and soffit ventilation so the attic stays closer to outdoor temperature.

“Dave and his team at Mission Roof were wonderful to work with. First, Dave’s insight and knowledge was invaluable (from picking the shingle type, to explaining ice shield and drip edge, to sharing some concerns about our chimneys stability). Although we had a small existing leak already, he gave us a really detailed summary and view of the current condition of the whole roof to help us decide what we wanted to do next. He also outlined all the various ways to improve our current roof configuration (e.g removing an old attic fan that was too small to adequately cool the attic - in exchange for a ridge vent system that is already much better at cooling the space, adding bathroom fan vents where they were missing, replacing old sheeting, and more). His team was respectful, efficient, and diligent. They kept trash contained, used magnets to find dropped nails, and left the place better than they found it. We are so happy with the result - both in appearance and function.”

Is Ardmore in Lower Merion or Haverford Township?

Both. The part north of the county line is in Lower Merion Township, Montgomery County, and South Ardmore is in Haverford Township, Delaware County. Each township issues its own permits, and we pull the one your address requires.

Do Lower Merion's historic rules apply to my roof?

Only if your property is in a local historic district, such as the Ardmore Commercial Center, or listed on the township's Historic Resource Inventory. Exterior alterations there are reviewed by the HARB or the Historical Commission before work begins. We check before quoting.

My twin's other half was just re-roofed. Do I have to match it?

There is no rule that you must, but matching the color and line makes the house read as one building from the street. We can quote the same shingle color and tie our flashing into theirs.

Is an old roof worth repairing instead of replacing?

Sometimes. If the leak is a flashing or chimney problem and the field of the roof is sound, a repair is the honest answer, and we'll say so in the report.
