Roofing in Hatboro

Hatboro’s houses and their roofs.

The borough grew up around the Crooked Billet Inn on the road to New York, a hat maker gave it its name, and the railroad arrived in 1874. Hatboro's comprehensive plan tells the next chapter: in the 1940s and '50s, farmsteads were bulldozed and new houses built for soldiers coming home, drawn partly by the air bases in Horsham and Warminster.

That building boom is still the borough's housing stock. The plan cites county assessment records showing more than 600 Cape Cods, 27 percent of all homes, the largest single type. York Gardens is mostly small 1940s Capes; Mitchell Park, east of York Road, is 1940s twins with shared driveways. Census estimates add that about a quarter of Hatboro's 3,460 homes were built before 1940 and another quarter in the 1950s.

Small houses, then, with roofs that have been replaced a few times already. We inspect them free, starting in the attic, and tell you plainly what the roof needs and what it doesn't.

Know the house

Roofs you’ll find around Hatboro.

  • Cape Cods in York Gardens and around town

A story and a half under a steep roof, with dormers and knee-wall attics that run cold. Dormer flashing and ice at the eaves are the common complaints, and better ventilation is often part of the answer.

  • 1940s twins in Mitchell Park

Two homes under one roof. If one owner replaces their half, the seam at the party line has to be flashed and sealed, and matching the neighbor's color is worth discussing before materials are ordered.

  • Victorian District homes east of York Road

The older houses along Byberry, Moreland and Montgomery Avenues have steeper pitches, porches and chimneys. Porch-roof joints and chimney flashing are where we look first.

  • Tanner Farms and the factory-era houses

Some homes in the borough's northeast corner were built for workers at the old Roberts and Mander stove works. Old decking under newer shingles is common, so we check the boards before anything else.

Cold attics and old chimneys

A Cape Cod's upstairs rooms sit right under the roof, and the triangle of attic behind the knee walls is often poorly insulated. In a freeze-thaw winter, that leaking heat melts snow higher on the roof, and it refreezes at the overhang. Ice and water shield at the eaves, plus soffit and ridge vents that actually move air, deal with it.

Brick chimneys on 1940s and '50s houses have gone through decades of the same cycle. Crumbling mortar under the counterflashing lets water run down inside the chase, so a chimney check is part of every inspection we do here.

“I called Dave, after being referred by a colleague. I had some birds trying to nest behind five pond molding under my gutter. Dave came out right away and fixed the problem. I would recommend Dave to anyone looking for repairs or replacement. He is very fair, responsive and helpful.”

I own half of a twin in Mitchell Park. Can you replace just my side?

Yes. We replace your half, then flash and seal the seam at the party line so water can't get between the old and new roofs. We photograph that joint so you and your neighbor can both see it.

Why does my Cape Cod get ice along the gutters every winter?

Heat from the upstairs rooms warms the roof deck, snow melts, and it refreezes at the cold overhang. Fixing that usually means ventilation and ice and water shield, not just new shingles, and our inspection checks the attic to find out.

Is Hatboro's Victorian District a regulated historic district?

It's a neighborhood name in the borough's plan, not a district with its own roof review that we found. We still pull every permit the borough requires for your job.

Do you offer financing?

Yes, through HFS Financial, including low-to-zero out-of-pocket options you may qualify for. Your quote is good for 30 days and there's no pressure to sign the same day.
