Roofing in New Hope

New Hope’s houses and their roofs.

The borough was settled early in the 1700s but is mostly a 19th-century town, built after the bridge of 1814 and the canal of 1832. The National Register survey of the borough counted its buildings at about half frame, 30 percent stone and 20 percent brick, with more than twenty surviving from the 18th century. The canal company's small stone houses all have simple gable roofs; the frame Italianates near Bridge and Ferry Streets rise three stories under deep bracketed cornices.

Census numbers add the rest of the picture. About one home in five in the borough was built before 1940, but the single biggest group, 40 percent, dates from the 1970s, and another 18 percent from the 1990s. Almost a third of all units are single attached houses: twins, rows and townhouses.

So here we work on everything from 18th-century stone chimneys to 1970s attached homes, often on the same street, and inside a historic district where the borough reviews what can be seen from the road.

Know the house

Roofs you’ll find around New Hope.

  • Stone canal and mill houses

Small two-story gable roofs over thick stone walls. The roof is simple; the chimney is not. Flashing set into old mortar joints is the usual leak, and it has to be cut in properly, not caulked over.

  • Italianate and Second Empire houses

Tall frame houses with bracketed cornices, and a few mansards. Mansard slopes are nearly vertical and meet a low upper roof at a curb that collects water, so that joint and any built-in gutter behind the cornice get looked at first.

  • Newer homes, many attached

The 1970s and 1990s together account for nearly six in ten homes. Shared roofs mean shared decisions, and on a row the flashing at each party wall and the condition of the neighboring sections matter as much as your own.

  • Houses on the climb from the river

With the land rising steeply from the Delaware, rear walls and chimneys on hillside lots can be much taller than the front suggests. We set up ladders, staging and tarps around that before tear-off starts.

River wind, a 2021 tornado and lightning

On July 29, 2021, a supercell produced an EF2 tornado that began in New Hope near River Road, west of the Delaware, closing part of the road with fallen trees before crossing the river. On July 12, 2010, the National Weather Service recorded a lightning strike that destroyed a home in New Hope; the report says it likely struck the chimney first.

The river itself mostly threatens basements and low streets, not roofs, but a damp valley keeps shaded north slopes and old wood trim wet longer, which is where moss, rot at the eaves and loose flashing start.

“Not only did Dave go around to 5 stores trying to find an exact color match but matched the shingles perfectly. Kind, reasonable price and efficient and stands behind his work. Thank you Dave”

My house is in New Hope's historic district. Do I need HARB approval for a new roof?

Check with the borough first. Under Chapter 10 of the borough code, exterior work visible from a public way in the district needs a certificate of appropriateness from Borough Council before a permit can be issued, and HARB weighs things like roof shape. HARB also keeps predetermined standards for some alterations. We supply a written scope, materials and photos for the application and start once it's approved.

Can a mansard roof be re-shingled, or does it need a specialist?

It can, but the steep lower slope is installed more like siding than roofing and the curb where it meets the upper roof has to be detailed carefully. We inspect it first and tell you honestly if the original material should be repaired rather than replaced.

We live in a townhouse row near the river. Who decides about the roof?

If there is an association, it usually does. If not, it is worth talking to the neighbors, because re-roofing one unit of a row means tying into the old roofing next door. We flash those joints and show you photos of them.

Can you help after lightning hits a chimney?

Yes. Once the fire department has cleared the house, we tarp what needs tarping, document the roof and flashing damage, and meet your insurance adjuster at no charge. Emergencies at night and on weekends are taken.
