Roofing in Chalfont

Chalfont’s houses and their roofs.

The village grew around Simon Butler's mill of 1720 and went through several names before the railroad settled on Chalfont in 1869. The station of 1855 on the Doylestown Branch is what built the town: it brought the many Victorian-style houses that still line Main Street and Butler Avenue. That stretch became a National Register historic district in 2006, with 121 contributing buildings.

The borough is small, about 1,700 homes, and mixed in age. The median house dates to 1973; about one in six predates 1950, and the 1960s, 1980s and 1990s each added roughly as many again. Around it, New Britain Township is mostly 1960s through 1990s houses, with more than one home in five a single attached house.

The borough set up a Historic Architectural Review Board in 1996, and its design guidelines say a good deal about roofs. If you live in the district, it helps to know them before you get quotes.

Know the house

Roofs you’ll find around Chalfont.

  • Victorian houses in the historic district

Gable, hipped and mansard roofs, towers and decorative trim, some still under slate. The borough's guidelines favor keeping finials, bargeboards, cornices and chimneys in any roofing job, so we plan the tear-off around them.

  • Mid-century borough houses

Houses from the 1950s and 1960s, now well past their original roofs. Expect older layers, tired plywood at the eaves and attics with weak ventilation.

  • New Britain Township neighborhoods

Detached houses and attached rows from the 1970s, 1980s and 1990s around the borough. The 1990s roofs are reaching the end of a first set of shingles; the earlier ones are often on their second.

Hail, downbursts and falling hardwoods

On May 24, 2012, a severe thunderstorm dropped quarter-size hail in Chalfont and tore large limbs from trees. On August 28, 2020, the National Weather Service traced a small area of downed hardwoods to a rear-flank downdraft surge, with trees snapped five to ten feet off the ground. On June 14, 2026, storms uprooted trees along Upper State Road and its side streets.

Ice storms and big nor'easter snowfalls come every few years between December and February. Heavy, wet snow on a mansard or on old slate is when slipped slates show up.

“This company is great! The owner came out for an inspection, and found a small damage area. Since the rest of the roof is fine, he did not push at all and just help me fixed that small portion free of charge. Total respect for the honesty and kindness, and will definitely go there when I need a new roof. Highly recommend!”

My house is in Chalfont's historic district. Do I need HARB approval to re-roof?

If the material or look changes and it's visible from the street, probably yes: the borough needs a certificate of appropriateness before it issues a building permit, and the guidelines say to allow four to six weeks at minimum. Small in-kind repairs are generally exempt at the building inspector's discretion. We'll put the scope and materials in writing for your application.

Can I replace my slate with shingles in the Chalfont district?

The borough's design guidelines say that where exact slate replacement is prohibitively expensive, synthetic slate or a slate-colored, high-profile shingle may be acceptable if the color, texture, shape and size are similar. The HARB suggests looking at a finished installation, not a brochure. We don't repair slate, but our inspection will tell you honestly whether yours is still sound before you decide.

What gutters does the HARB want on a historic house?

The guidelines recommend matching the original profile: half-round galvanized, aluminum or copper gutters with round downspouts, and they call modern K-style gutters inappropriate on historic buildings.

Do you work in New Britain Township too?

Yes, all of it, from our Newtown office. Outside the borough's historic district, we pull whatever permits the township requires and get started.
