Roofing in Warminster
Warminster’s houses and their roofs.
During World War II the Navy took over the Brewster aircraft plant here, and the base that grew from it ran until 1996. The township history notes that as late as 1955 Warminster had no residential subdivisions at all, just one housing complex, Lacey Park, off County Line Road.
Then the building came fast. Census figures show 43 percent of today's homes going up in the 1950s and 1960s alone, and the township's median home dates to 1969. A second, smaller wave followed in the 2000s and 2010s, some of it on the former base, which now holds a housing development, the Ann's Choice senior community, a park and an industrial park.
At sixty-plus years old, the mid-century houses here are long past their first roof. Our job is to tell you plainly what is left of the current one, and what the deck underneath looks like, before anyone talks about price.
Know the house
Roofs you’ll find around Warminster.
1950s and 1960s houses
The heart of the township. Attics with little ventilation are common in houses of that era, and repeated re-roofing often left extra layers and patched decking behind. We tear off to the boards and replace soft sheets at a flat per-sheet rate.
Warminster Heights
Built in 1943 as worker housing for the aircraft plant: cinder block on slab, four homes to a building, one or two stories. In 1986 ownership passed to a homeowners' cooperative, so roof work starts with the co-op.
Homes built after 2000
About one home in five, many still on their first roof. Inspections and small repairs make more sense here than replacement, and keeping the photo reports on file helps if you ever file a storm claim.
Straight-line wind and big old trees
Seventy years of growth around mid-century houses means large trees, and the storm reports show it. On April 26, 2019, a National Weather Service survey confirmed straight-line wind damage in Warminster, with trees and power lines down and gusts estimated at 61 knots. On October 31, 2019, a large tree fell onto a house in the township and destroyed it.
Downpours are the other problem: on May 29, 2019, flash flooding made many roads in Warminster and the townships next to it impassable.

My Warminster ranch has had two roofs put on top of each other. What happens now?
Both come off. We strip to the deck, photograph what we find and replace only the sheets that are actually soft, at the flat per-sheet rate written in your contract. Then the new roof goes on over new underlayment and drip edge.
I live in Warminster Heights. Can I hire you directly?
The homes there belong to a housing cooperative, so start with the co-op's office; buildings hold four homes under one roof. We're glad to inspect, write up the condition with photos, and quote the work for whoever makes the decision.
A tree came down on my roof. What should I do first?
Get everyone out of the rooms under the damage and call your insurer. Then call us: emergency tarping at night and on weekends is fine, and we'll meet your adjuster at no charge once it's time to scope the repair.
Do you charge for a second opinion on a quote?
No. Bring the quote, we inspect the roof and tell you what we'd do. If the plan in that quote is right, we'll say so.
